The Opportunity

Station Road presented an opportunity to convert an old retail unit into residential accommodation in a well-connected location.

The site’s proximity to Stoke Mandeville station made it suitable for long-term rental, particularly for tenants looking for convenient access to local transport links.

As one of the first build-to-rent projects Simon became involved with, Station Road also represents an important early stage in the company’s development journey.

The Approach

The former retail unit was converted into residential use, creating two two-bedroom flats.

The project focused on:

  • Reworking an existing retail unit for residential use
  • Creating two practical two-bedroom homes
  • Making use of the site’s location close to Stoke Mandeville station
  • Supporting the company’s growing build-to-rent portfolio

The conversion helped bring the property into line with long-term residential rental demand.

Outcome

Both flats are currently fully occupied.
