Acquisition of a fully let mixed-use development comprising 10 residential flats and 3 commercial units.

The Opportunity

Bakers Mews was acquired as an existing, income-producing asset, presenting an opportunity to expand the portfolio with an established and fully occupied development.

Unlike ground-up developments, this project provided immediate rental income across both residential and commercial units, supporting the business’s long-term investment strategy.

Taylor Road

Location: Southcourt, Aylesbury

Redevelopment of a former pub site into a residential scheme of 10 one- and two-bedroom flats, designed for long-term rental.

The Opportunity

The site was originally occupied by a pub (The Steeple Chase), which had already been demolished prior to acquisition.

Planning permission had been secured for residential development, creating a clear opportunity to deliver a build-to-rent scheme in an area with strong and growing demand for rental property.

With supply constraints across the local market, the development presented a straightforward and commercially viable investment

The Approach

The site was acquired through the open market and progressed following a structured development approach:

  • Secured funding through commercial lending
  • Appointed contractors to deliver the build
  • Developed the scheme from ground up
  • Focused on efficient layouts and practical design

 

The project has been managed with a clear focus on delivery, cost control, and long-term rental performance.

Outcome

The development is currently under construction and is expected to complete within 9–12 months.

Once complete, the scheme will provide 10 modern residential units, forming part of the company’s growing rental portfolio.

Walton Road

Location: Walton, Aylesbury

Redevelopment of a site previously occupied by outdated cottages into three residential flats and two houses.

The Opportunity

The site originally consisted of older residential cottages, alongside additional land at the rear.

The initial strategy was to retain the front properties and develop new units at the rear. However, following further assessment, it became clear that a full redevelopment would deliver a stronger overall outcome.

The Challenge

The primary challenge for this project was the planning process.

  • Initial proposals for higher-density development were rejected
  • Alternative schemes were submitted and declined
  • Multiple iterations were required to align with planning expectations

 

The process took several years and required persistence and adaptability to navigate changing requirements and decision-makers within the local authority.

The Approach

Following planning approval, the site was fully redeveloped:

  • Existing buildings demolished
  • New residential scheme constructed
  • Final layout delivered as five flats

 

During the project, the strategy shifted in response to market conditions.

Originally intended as a build-to-sell development, the scheme transitioned to a build-to-rent model due to significant changes in the rental market.

Outcome

The completed development now forms part of the company’s long-term rental portfolio, with all units let.

The shift to rental has resulted in stronger long-term income performance compared to the original sales-based approach.
